Professional Akiya property services for foreign buyers

Akiya Direct – Service Details

1. Commitment Fee (Property Verification)

¥30,000 Roughly $200 USD (initial fee)
  • • Includes verification of up to 10 properties (our recommendations + your suggestions; foreign buyer eligibility check).
  • • Valid for 3 months from the contract date; renewal ¥30,000 after expiration.
  • • From the 11th property onward: ¥3,000 per property.
  • • Calls/Video calls are possible; chat recommended.
  • • Verification primarily by phone; some companies reply via email and may take several days.

2. Property Viewing

¥50,000 Roughly $340 USD (up to 2 days) + travel expenses
  • • Online viewing available.
  • • Depending on schedule/location, viewings may not be possible even with travel costs covered.
  • • Additional costs may apply for remote areas (to be discussed during property search).

3. Service Fee (Contract Support)

¥170,000
Roughly $1,140 USD (due at contract signing)
Includes:
  • • Property due diligence
  • • Contract negotiation & execution
  • • Document support
  • • Settlement & handover coordination
  • • Additional fees may apply if unexpected costs arise.

4. Other Costs (Client's Responsibility)

  • • Overseas remittance fees & exchange costs (payments in JPY)
  • • Shipping fees for documents
  • • Revenue stamps

Additional Notes

  • • Standard brokerage fee applies; judicial scrivener is designated.
  • • Not all properties are available for foreign buyers.
  • • LOI to settlement: up to ~1 month (≈3 weeks expected). Ensure financial readiness.
  • • We are not responsible if a property is sold to another buyer or price changes unexpectedly.
  • • Some sellers refuse sales to foreigners; this risk cannot be eliminated.
